With the recent dip in average UK property prices as reported by Rightmove, you might be wondering what your home is currently worth?

Current house prices have dipped over the last few months but this is totally understandable off the back of the mini budget, rising interest rates and the global energy crisis, however if compared year on year, prices are actually up.
With the new year upon us, traditionally the property market starts with a bang, so with the right team behind you, you can still be confident of achieving the best price.

Our home selling checklist.
I believe that there are 5 key factors that affect a home’s saleability and they don’t include location, what your neighbours are like or décor choices. At Carroll Estate agents I assess each property thoroughly to ensure that all of these factors are optimised for selling for each and every client. Complete the checklist below and award yourself up to 5 points for each question, and then add them up. Remember, being honest with the answers will give you the best chance of selling.
Your Estate Agent:
- Do they call you every week?
- Do you get a detailed update after each viewing?
- What suggestions (other than reduce the price) to help generate more viewings?
- Does your estate agent accompany all viewings?
Your Brochure:
- Are the photographs and video professionally taken?
- Does the floor plan include room dimensions, overall floor area and direction of garden?
- Is your description full of enthusiasm?
- Is your brochure printed professionally and more than 4 pages long?
Your online advert:
- Is the main photograph the best one to tempt a buyer to click for more information?
- Does it have an attention-grabbing headline?
- Is there a download button on your brochure?
- Is your description flattering but concise?
Price:
- Have you stuck to your asking price despite being told you need to reduce it?
- Is your asking price a round figure? Such as £1million rather than £999,999.
- Does your home appear at the top of the online search for your price range?
- Does your price per square foot compare to your competition?
Preparing your home for viewings:
- Do you have flowers out for every viewing?
- Do you play music to give the property a welcoming feel?
- Do you have hard flooring in the bathrooms?
- Do you dress the beds for every viewing?
Here’s the crucial part. Add up your score and measure it out of 100. See our handy guide below for how your property ranks.
81-100: Great news! You’re on top of your house sale and making sure your estate agent is working hard for you and your property. If you’re still not getting enough viewings, ask your agent for ideas to tempt buyers in.
50-80: Some good work here but there is still work you can do to improve the chances of selling. Keep in close contact with your estate agent and if you feel they are losing interest, it may be time to consider changing agents.
